Commission Accomplished: Representing 70115, Uptown New Orleans leads highest-priced homes sold

The desire to live in Uptown New Orleans, specifically zip code 70115, is evident by the three highest priced homes sold on Octavia Street, Nashville Avenue, and Constance Street, all qualifying for Commission Accomplished this week.

One luxury home is located in the “Golden Rectangle” – known as the area bounded by Calhoun Street, Jefferson Avenue, Tchoupitoulas Street, and St. Charles Avenue; another luxury home was featured in the Wall Street Journal; and the third qualifying luxury home is steps from the Mardi Gras parade route, one of the many attractive amenities to living in Uptown New Orleans.

Recent statistics for the 70115 market further validate the three homes being on the list. Average sales prices in 70115 have increased 19.6% year-over-year, and 13.3% year-to-date, according to the May 2024 report by New Orleans Metropolitan Association of Realtors (NOMAR). The average sales price is now $845,744, and closed sales are up 22.6% with 38 closing in May.

“The real estate market in this zip code seems to be very active. There have been 19 homes over $1 million that have sold recently in the last three months,” said Arnold Yoo, a Realtor with McEnery Residential, LLC. “We believe it is a good sign for the luxury market. Although, having a strategic plan and a strong marketing push is still needed in place.”

Yoo was the co-listing agent with colleague Anna Mixon on 1202 Octavia St., which sold for its listing price of $1,495,000 on June 25. The sales agent was Scott Weston, of The McEnery Company.

1202 Octavia is a luxury corner lot home originally built in 1903 and situated in the Golden Rectangle near Audubon Park. “The transaction was extremely smooth, and our clients are overjoyed,” said Yoo. “The original details of the home make this property unique – the beautiful original wood floors, high ceilings, and two large stained-glass windows.”

622 Nashville Ave. was formerly featured in the Wall Street Journal for its custom-designed interior renovations by Logan Killen Interiors & Design Studio. The luxury home sold for $1,395,000 on June 28. The listing agent was Michael Bono, a real estate agent with Bono Realty, and the sales agent was Jennifer Fowler, of Rȇve Realtors.

“This chic side-hall Victorian home drew significant interest the day it hit the market. It underwent a major renovation in 2017, and stunning design upgrades by my clients in 2019, all while retaining its lovely historic detail dating back over 100 years,” said Bono, a licensed realtor and attorney for more than 20 years in the Greater New Orleans area. “The home includes off-street parking behind an iron privacy gate, which is rare for Uptown. The proximity to Magazine Street and Audubon Park made this home an extremely sought-after property.”

Location was also a boost to the June 28 transaction of 3509 Constance St., which is an “A+ location just steps to the Mardi Gras parade route,” writes Ansley Marshall, of McEnery Residential LLC, in her MLS writeup, Marshall was the listing agent, while the sales agent was Ryan Wentworth, of Rȇve Realtors.

3509 Constance St. sold for $1,345,000. The luxury three-story residence is located a block from Magazine Street and has five bedrooms, each accompanied by its own en-suite bathroom. The square footage is 3,752 square feet.
